Completed Office Rotterdam | 2010

The Maastoren, located on the Kop van Zuid, will rise to 165 meters to become the Netherlands’ tallest building. This monumental structure will claim a landmark position on the Rotterdam skyline as of 2009. The skyscraper will have 44 floors with a total office space of 38,000m2 and 637 parking spaces. A key element of the design’s ambition is to create a graceful transition to the public space. To effectuate this objective, the ground and first floors have an open and transparent character. These floors also accommodate all of the important shared facilities. The office levels commence directly above the parking area, and continue to a height of 160 meters. The top floor - aptly named ‘sky lobby’ - is a spacious boardroom that offers an exceptional view over the greater city area. The color of the skyscraper’s aluminum cladding fades with altitude, and the entire building changes color, according to varying weather conditions. Additionally, the 'sky lobby’s' glass façade seemingly pierces through the roof of the building - and beyond, creating an apparently fluid transition with the sky above.

The Maastoren’s tenants are Deloitte, AKD Prinsen van Wijmen, Mabanaft and Q-park, who will manage and operate the garage floors for both public and private parking. OVG is an ambassador of environmentally sustainable building practices. OVG considers this a compulsory aspect of taking social responsibility. The Maastoren project reflects this principle by making intelligent use of the proximity of the Maas. This abundant supply of water is not only used for the fire sprinklers, but - along with water pumped up from wells - also for the building's climate control system. This elegant solution is sufficient to regulate the building’s climate entirely, thus reducing the Maastoren’s CO2 emission by nearly 50% compared to conventional building methods. This in itself constitutes a significant contribution towards Rotterdam’s ambition to become one of the world’s forty cleanest cities, as defined in the Clinton Climate Initiative by former US President Bill Clinton.
